Managing a leasehold block of flats or estate involves a very broad range of services and expertise. We are here to help whatever your requirements and our principle of empowerment applies to all our services. So whatever you need, we will advise you on your choices and you can be confident of a professional and transparent service.
Company Secretary
For an annual fee, we can act as Company Secretary to undertake the required company secretarial duties and legal administration, including:
• Providing information to statutory authorities.
• Filing the Annual Return and Accounts.
• Managing the register of Directors and shareholders (i.e. other leaseholders).
• Provision of registered office address.
This service is fully integrated with our property management processes making it easier for you. All documents we lodge with Companies House are visible to the leaseholder Directors on our on-line Portal.
Insurance Rebuild Valuation
It is important that your annual block insurance premium covers the correct rebuild valuation as if not, the insurance may not be valid in the event of a total building loss. We recommended that rebuild valuation is carried out every 3 years.
If you use our Full Management service, your designated Property Account Manager will budget for this requirement. But as this is a complex area that needs to be handled correctly, our Admin Assist clients can utilise this service on request.
Project Management
For more complex maintenance and rebuild works, we can provide total project management service: from appointing a surveyor, writing the specification and obtaining quotes, to ensuring compliance with Section 20 consultation.
Management of On-Site Staff
Some larger estates or blocks of flats employ on-site staff, such as a concierge, caretaker etc. It is the Leaseholder Directors’ responsibility to ensure that such staff are Health & Safety compliant and that their knowledge is up to date to ensure all regulations are met. If you want support with this, we offer a service to recruit, train and manage on-site staff on behalf of the leaseholder Directors.
